Minneapolis Leads All Major Midwest Markets for Multifamily Demand

New Lease-up Velocity Illustrates Substantial Bifurcation Across Urban and Suburban Locations

The Twin Cities multifamily market is coming off its second-strongest quarter of demand formation on record, registering 3,800 units of absorption, or the net change in occupancy. That only trails the second quarter of 2021 and nearly triples the second-quarter average from 2015 to 2019. Similarly, the 9,800 units of annual demand formation roughly doubles the pre-pandemic peak.
