The addition of the Everly at Rouzan brings in 277 high-end apartment units to the master-planned community in Baton Rouge’s Southdowns neighborhood. For its role as a transformative multifamily development bringing high-end housing to Baton Rouge's Southdowns neighborhood, the project earned a 2025 CoStar Impact Award, as judged by real estate professionals familiar with the market.
Owned by Key Real Estate Company, the Everly at Rouzan offers studio, one-, two- and three-bedroom apartment units. It also has pet-friendly amenities, including a dog run, co-working spaces, a saltwater pool, fitness center and yoga studio. There’s also a Supper Club event space and Maker’s Studio for creative projects.
Pre-leasing for the Everly at Rouzan began in mid- to late February 2024, and the property reached nearly 90% occupancy by August.
The Rouzan master-planned community features multiple attractions including the Silo Farm, East Baton Rouge Parish Neighborhood Library, Kidz Karousel Childcare Center, a Sprouts Farmers Market as well as a pool, clubhouse, bike paths, hiking trails and multiple parks.
About the project: Designed by architect LRK Inc. and developed by RNGD, the Everly at Rouzan adds 277 units to the Rouzan master-planned community. Located at 4850 Rouzan Square Avenue, the multifamily development offers studio, one-bedroom, two-bedroom and three-bedroom apartments. Pre-leasing began in February 2024.
