As visitors leave the Sonoma, California, airport, one of their first glimpses of the city is of a two-story glass office building. And as of last February, that space has a new owner.

Sigal Utility Service, an electric and utility company, purchased the nearly 28,000-square-foot office and industrial structure known as the Thermal Technology Building.

A panel of judges familiar with the market selected the sale as the winner of a CoStar Impact Award for Sale of the Year for North Bay. The buyer is an electrical and utility contractor that specializes in the electrical needs of large properties on behalf of commercial, industrial and utility clients, providing testing, maintenance, repair, replacement and installation services.

About the deal: The nearly 28,000-square-foot office and industrial space traded hands for $5.3 million. The property was built in 1988 and underwent a renovation in 2016, according to CoStar records. The sale to an owner-user maximiHaden Ongarozes the building's functionality and potential, according to the judges.

They made it happen: Stephen Skinner, an advisor with W Commercial, represented the buyer. Ron Reinking, managing director, and Haden Ongaro, executive managing director, both of Newmark, represented the seller.
