Triple Five Progresses in Las Vegas Land Assemblage With $100M Deal

Will Triple Five's Plan for S. Las Vegas Blvd./Convention Center Drive Site Come to Fruition?

The Triple Five Group, owner of the Mall of America in Minneapolis and West Edmonton Mall in Canada, recently completed another acquisition off of Convention Center Drive in Las Vegas, where it has been assembling land for a major development. For $100 million, LVJDAR Acquisitions, an arm of Triple Five, acquired four parcels totaling 8.3 acres located along Kishner Drive and Convention Center Drive that are currently home to Somerset Gardens apartments, the 43,500-square-foot Somerset shopping center and a 50,391-square-foot motel (The addresses are 3051 Kishner Drive and 252/294 Convention Center Drive). The parcels are adjacent to a 5.43-acre parcel fronting Las Vegas Boulevard S (2955 S. Las Vegas Blvd.) that Triple Five acquired in October 2007 for $180 million. That site is the former home of the La Concha motel and the buy was said to include an option to acquire the adjacent 1.11-acre site that is home to the operating Peppermill Restaurant. To the north, Triple Five's parcels back up to 2901 S. Las Vegas Blvd., the 26-acre site of the Riveria Hotel & Casino. Triple Five owned a 9.2% stake in Riveria Holdings, until recently selling it off to a gaming group. To the east, the site is adjacent to 18 acres owned by the Las Vegas Convention Authority, which serves as a parking lot for the Convention Center. Triple Five's plan for the assemblage is rumored to include a 41-story, 900-room, hotel/condo tower, called The Conrad Majestic, which would feature the Waldorf Astoria Residences on the top 10 floors. A shopping center is also rumored to be part of the plan. So far, CoStar COMPS records (see CoStar COMPS ID# 1504107 and 1417706) show Triple Five has put together approximately 15 acres; if the company were to assemble the entire corner of Convention Center Drive and South Las Vegas Boulevard, it would still need to acquire the 1.67-acre site home to the 100-room Village Roma hotel; a 5-acre site home to office buildings owned by entities related to Tarsadia Hotels/Kalpana LLC; and the 3.53-acre site at 3001 S. Las Vegas Blvd., which is home to a newly-redeveloped shopping center that was once the Silver City Casino and appears to be owned by a tenant-in-common group. In addition, a Walgreens sits on 1.6 acres at the corner of South Las Vegas Boulevard and Convention Center Drive, adjacent to the Silver City shopping center. Triple Five declined to comment on its progress or plans regarding the land assemblage.
