A historic racetrack that dates to the earliest days of NASCAR and a long-running fairground near Greenville, South Carolina, have been listed for sale for potential redevelopment into an industrial park.

Greenville-Pickens Speedway and the Upper South Carolina State Fair site were marketed for sale this month by RealtyLink and CBRE. The brokerages did not disclose the asking price in sales brochures. Property owner Kevin Whitaker acquired the site in 2003 for $6 million.

Located 6 miles west of downtown Greenville and near Interstate 85, the 305-acre property in Easley, South Carolina, is surrounded by commercial development and residential neighborhoods. The Greenville industrial market’s 4.3% vacancy rate is below its historical average of 6.9%, according to CoStar data. Land for industrial developments in Greenville is limited.

Stan Tzouvelekas at RealtyLink, Trey Pennington at CBRE and Whitaker did not respond to requests for comment from CoStar News.

Greenville-Pickens Speedway opened as a half-mile dirt track in 1940 and is the second-oldest NASCAR-sanctioned track in the United States. Some of NASCAR’s most popular drivers, including Richard Petty and Junior Johnson, raced there. The first nationally televised NASCAR race took place at the track in 1971.

The yearly racing season at Greenville-Pickens Speedway is usually held in March, but the track has not released a schedule of events for 2023.

The Upper South Carolina State Fair has been held yearly on fairgrounds next to the racetrack since 1964. The fair features carnival rides, games of chance and agricultural exhibits. The fair also hosted concerts by Lynyrd Skynyrd and Charlie Daniels.

The property’s sale listing comes shortly after a 165-acre property in Houston was acquired to serve as the new home for the Harris County Fair & Rodeo.
