Rye, New York-based coworking and flexible office space company Serendipity Labs chose Rochester's new Innovation Square for its fifth New York outpost.
The deal received a 2023 CoStar Impact Award for lease of the year in Rochester, as judged by real estate professionals familiar with the market.
Innovation Square is a mixed-use reimagining of Rochester's former Xerox Tower, now billed as a "collaborative campus" offering apartment housing for students from area universities alongside commercial space, all near Rochester's downtown amenities.
Owner Gallina Development Corporation's goal for the space is to bring students alongside high-profile, high-tech companies to create an academically focused campus.
"We wanted to raise the bar for coworking in Rochester," said Evan Gallina, manager at Gallina Development. "Serendipity Labs offers a move-in-ready, Class A flexible workplace, with a level of service that rivals five-star hotels."
About the project: Serendipity Labs will occupy 28,800 square feet on two floors of 100 S. Clinton Avenue, offering memberships for private offices, team rooms and meeting space. The company operates more than 30 locations in the U.S. and U.K.
Other Innovation Square commercial tenants include Great Lakes Gaming, Actel Advisory Group, CPL and EFPR Group.
