Cain International is in talks to sign value retail chain B&M Retail for a 674,000-square-foot distribution warehouse at Link 674 at Ellesmere Port in Cheshire, in one of the biggest UK industrial lettings of the year.
The 674,264-square-foot warehouse is at Link Logistics Park on North Road at Ellesmere Port.
The warehouse is the largest speculatively developed warehouse in the North West. Link Logistics Park is a prime multi-model development and is in the Liverpool City Region Freeport Zone which brings multiple benefits to occupiers.
The building includes 18m eaves, 55m yards, 80 dock loading doors and 502 car-parking spaces.
The transaction would be the biggest in the UK for several months.
DTRE reports that third quarter take-up was impacted by the slower summer months and a lack of bigger deals with only 24 deals in total. The third quarter average over the last 10 years is 44 deals/.
Third-party logistics providers were active players with Evri taking three units in Sheffield, Avonmouth and Lutterworth. Distributors generally accounting for 39% of the deal volume, DTRE says. The retailers accounted for the largest share of deals. Tesco at Mountpark Hinckley (491,000 square feet) is the other standout deal, after the looming B&M letting.
