The lease of the entire first speculative distribution facility at the Sandy Run Industrial Park in Calhoun County by a national warehousing and fulfillment services company has been selected by a panel of local industry professionals as the winner of the 2023 CoStar Impact Awards Lease of the year for the Charleston, South Carolina region.

Kansas City, Missouri-based Smart Warehousing, which has 38 warehouses and more than 12 million square feet of warehouse space nationwide, leased the entire facility before it had completed construction, according to the developer of the Sandy Run Industrial Park in Calhoun County, Red Rock Developments of Columbia, South Carolina.

Smart Warehousing said its 39th warehouse will open this May in Gaston, South Carolina.

About the Project:
The 497,952 square-foot facility will serve Smart Warehousing customers throughout the Southeast with access to 24 million people located within a four-hour trucking time.

What the Judges Said:
"Smart Warehousing securing a location in South Carolina will lead to job creation and they serve dozens of different users of warehouse space large and small reach more customers in South Carolina. I find this lease to be the most impactful for South Carolina residents," said Elyse Welch, partner with Carolina Retail Experts.

"I selected Sandy Run Industrial Park because of the economic development impact this lease will have on rural South Carolina and the sheer scope of deal," added Cameron Yost, vice president of Lee & Associates in Charleston.

Managing Director Chuck Salley, Vice Presidents Dave Matthews and Thomas Beard and Senior Brokerage Associate John Peebles of Colliers South Carolina represented Red Rock Developments in the lease transaction.

Leah B. Bailey, senior vice president of leasing for of Red Rock Developments, is responsible for overseeing the leasing and management of Red Rock’s office, industrial portfolio and the company’s build-to-suit program.
