NJ Power Center Sells for $92.35 Million

Millbrook Properties Buys Target-Anchored Center from BlackRock

Millbrook Properties recently closed on the acquisition of Aviation Plaza, a 443,101-square-foot power center in Linden, NJ, for $92.35 million, or approximately $208 per square foot. The sale did not include an adjacent 117,512-square-foot Home Depot. The seller, BlackRock Realty Advisors, acquired the center in 2003 for $54.5 million. Located at the southeast corner of S. Stiles St. and W. Edgar Rd. in the Parkway Cranford Corridor submarket in Linden, the shopping center sits on 46.3 acres. Anchored by A.C. Moore (21,450 sq. ft.), Marshalls (32,000 sq. ft.), Old Navy (20,286 sq. ft.), Shop-Rite (61,551 sq. ft.), Staples (24,106 sq. ft.), Target (125,200 sq. ft.), and a 12-screen AMC Theatre (48,000 sq. ft.) the center was 100% leased at the time of sale. The center was built in 2001. Levin Management leased and managed the center. Manhasset, NY-based Millbrook completed the deal under a 1031 exchange. Jeffrey Dunne and Todd Newman of CB Richard Ellis' New York Institutional Group brokered the transaction between both parties.
