The closure of one of Tucson, Arizona’s last Bed Bath & Beyond stores at Crossroads Festival Shopping Center has paved the way for the expansion of an experiential retail tenant located next door.
Roadhouse Cinemas is expanding its movie theater outpost into the vacant, 36,518-square-foot location that shuttered last year. Roadhouse’s expansion, dubbed Rail Yard, will include golfing concept Topgolf, bowling lanes, ax-throwing and an arcade.
The Rail Yard addition, and Bed Bath & Beyond’s contraction, comes as shoppers spend more money on experiences rather than goods, according to a report from JLL.
About the project: Roadhouse Cinemas signed a 36,518-square-foot lease with landlord Larsen Baker. The Rail Yard concept is the company’s first in Tucson, Arizona, with an existing location in Colorado.
What the judges said: “It's great to see this space activated in a way that is family friendly and will draw people into that shopping center, ultimately benefiting other nearby businesses,” said Susan Hyatt Dumon, vice president of Sun Corridor.
"I feel this private-to-private transaction demonstrates creative reuse of an outgoing big box that adds considerable value to the surrounding area,” said Michael Guymon, president and CEO of Tucson Metro Chamber of Commerce. “This area somewhat lacks the types of entertainment options this project will provide and uplift a midtown center. "
