The Residences at Sawyer’s Walk are part of a new mixed-use development that serves as an example of how dense and creative projects can address critical needs in underserved areas across South Florida.

The 1.5 million-square-foot, mixed-use project opened last year and includes 578 units for low-income seniors, 175,000 square feet of fully leased retail space, an office component of around 130,000 square feet and a 25,000-square-foot plaza occupying an entire city block.

Unlike typical affordable housing projects, The Residences at Sawyer’s Walk offers amenities typically found in luxury developments such as a rooftop pool, landscaped sun deck, outdoor seating and grilling stations, a fitness center, clubhouse and dedicated entertainment spaces.

The project sits in the heart of Miami’s historically Black Overtown neighborhood at 249 NW 6th St., and within walking distance of Miami’s rapid transit system.

The Residences at Sawyer’s Walk was selected as the winner of the 2025 CoStar Impact Award for multifamily development of the year for South Florida, as judged by a local team of real estate professionals familiar with the market.

About the project: Sawyer’s Walk was built by a partnership that includes Michael Swerdlow's Swerdlow Group, SJM Partners and Alben Duffie.

What the judges said: "The Residences at Sawyer's Walk were part of a larger, mixed-use development that brought gentrification and investment to one of the areas outside" of the central business district. "The project provided much-needed housing to low-income seniors and used creative financing and public-private partnerships to provide what the area badly needed," said Michael Feuerman, a managing director at Berger Commercial Realty.
