The suburbs just outside of Sacramento, California, are seeing a boom in new housing developments, including an apartment complex under construction in Folsom.
Homebuilder Van Daele Homes began construction on The Atwell at Folsom Ranch in 2020. Once completed, the property is set to include 278 apartments across 13 buildings. Van Daele finished nearly 150 units in May, and they're now available for rent.
The complex earned a 2025 CoStar Impact Award for multifamily development of the year in Sacramento, as selected by an independent panel of local industry professionals.
The Atwell is one of five rental properties Van Daele has in Northern California. The company also owns the Solstice at Fiddyment Ranch in Roseville, the Aviara at Mountain House in Mountain House, the Escala at Stanford Crossing in Lathrop and Laurel Ranch in Antioch. In Southern California, the company owns Serena Village in Fontana and three properties in Riverside — Citron, Lincoln Village and the Trails at Canyon Crest.
Units at The Atwell are priced between $2,100 and $2,300 per month for a one-bedroom unit, between $2,400 and $2,900 a month for a two-bedroom unit and $3,050 a month for a three-bedroom unit.
Folsom is a small suburb east of Sacramento that houses Folsom State Prison — the inspiration behind a famous Johnny Cash song.
About the project: Apartment units at The Atwell range from 869 square feet to 1,468 square feet. All units have stainless steel kitchen sinks and countertops made of quartz.
The property has a dog park and a dog washing station. Other amenities include a bag toss game area, a putting green, a pool, a gym, a business center and a 6,500-square-foot clubhouse.
The apartments are near bike trails and a 30-minute drive from the American River — the body of water that started the 1850s California gold rush. Today, Californians use the river for fishing, kayaking, river rafting, swimming and other recreational activities.
What the judges said: "Atwell is setting an important standard for how thoughtful development can occur in the eastern suburbs," said Troels Adrian, executive vice president for the Greater Sacramento Economic Council. "As Folsom Ranch, Braden and other major developments are built out over the coming decade, the bar has been set for high-quality live/work/play multifamily concepts."
"Atwell at Folsom Ranch represents diversification of efficient housing options in eastern Sacramento County," said Scott Ford, economic development director for the Downtown Sacramento Partnership.
