Transaction volume in Nashville, Tennessee's industrial market increased year over year in 2024 after posting $1.1 billion, an increase of $300 million from a year before. Until recently, rising interest rates stymied investment locally within the industrial segment, just as it has across other property classes. However, the middle of 2024 saw the highest quarterly sales volume over the past two years.
