Legacy at Oriole has joined a short list of properties with leases of 250,000 square feet or greater in Southwest Florida after an undisclosed tenant signed onto the massive space at the Fort Myers industrial park.
The park at 16670-16680 Oriole Road secured one of the largest deals in Southwest Florida history last year with the incoming tenant leasing 250,000 square feet and planning to create jobs. Only six leases of similar size have been recorded in the market’s history.
Due to the size of the lease and potential jobs created in the region, the deal has been selected as the winner of the 2025 CoStar Impact Award for lease of the year, as judged by a local team of real estate professionals familiar with the market.
The two-building industrial park was developed by Stonemont Financial Group and Geis Development. The property sits on a 34-acre site less than a mile from Interstate 75 and offers easy access to Tampa farther north, as well as Southeast Florida. Amenities include ESFR sprinklers, 32-foot clear heights, 85 trailer parking spaces and 280 parking spaces.

What the judges said: Theresa Blauch-Mitchell, a broker at Sperry Commercial Global Affiliates, said the lease is a testament to the growth that Southwest Florida "is seeing in this corridor” and “notable both in size of transaction and jobs this will create.”
