In community facing healthcare gap, lease in retail hub secures critical medical tenant

When provider Cano Health left Nevada following a Chapter 11 bankruptcy filing in 2024, it left a healthcare hole in the city's northeast.

Luckily, Nevada Health Centers inked a lease in the same Nellis Bonanza Shopping Center storefront Cano once occupied, preserving the more than $2 million in improvements Cano poured into the space and ensuring the community retained medical service. The deal was selected by a panel of local industry professionals as the winner of the 2025 CoStar Impact Awards Lease of the Year for Las Vegas.

The 18,750-square-foot agreement also revitalized the local economy by creating much-needed jobs for healthcare professionals, according to award submission materials, allowing them to serve an economically challenged community.

About the deal: Nevada Health Centers agreed to occupy space at 601-679 N. Nellis Blvd. for a 10-year term. The Class B masonry property dates back to 1980.

What the judges said: The lease brings "critical medical care to the NLV Submarket," said Cassie Catania-Hsu of brokerage CBRE.

They made it happen: Mervat Berry, CCIM, vice president of sales and leasing, Northcap Commercial; Jaydin Moore, senior associate of investment sales and leasing, Northcap Commercial; Joe Spoletini, broker and owner, Remax Commercial; Robert Munakash, managing owner, Aleco Enterprises; and Stacey Giomi, director of facilities, Nevada Health Centers.
