The design team behind MetroNational's 9753 Katy Freeway project in Houston was tasked with creating a design that would elevate the office space and create an experience beyond the workplace.
They did that by incorporating efficiency and sustainability with dramatic design, smart technology and connectivity.
Located in the city's Memorial City area, the 9753 Katy Freeway building includes office space, conference rooms and collaboration areas integrated with modern technology, on-site fast-casual dining, retail spaces and a connected parking garage. The nine-story, 188,553-square-foot building broke ground in late 2019 and was completed in September 2023.
The project has been selected as the winner of the 2024 CoStar Impact Award for commercial development of the year in Houston, as judged by a local team of real estate professionals familiar with the market.
About the Project: The lobby features a 27-foot art wall and a uniquely patterned terrazzo floor with seating areas for collaboration and interactive space that can be used for events. Current tenants include BW Energy, Callon Petroleum and U.S. Bank. The building is on pace to achieve LEED Silver certification.
What the Judges Said: "Highly amenitized project integrated into assets is the future of office, more than being colocated adjacent to nearby walkable amenities," said Matthew Goldsby with Belvoir Real Estate Group.
They Made It Happen: MetroNational's team included Jason Johnson, Bradley MacDougall, Warren Alexander, Jason Tedrick, Max Buja, Bryan Hall, Catherine Dykes and Birgit Eisenkoelbl. Kirksey Architecture worked with IMEG Structural, MEP Engineering Services, T&D Engineering and E.E. Reed Construction on the design-build team.
