Little undeveloped land remains in Miami Beach, forcing the redevelopment of existing properties. However, the area’s world-famous Art Deco architecture from the 1940s means a building’s historical value is taken into account by the Miami Beach Historic Preservation Board when evaluating proposed developments.
Defining characteristics of the Art Deco style include prominent structural gems, such as geometric fountains or statues, tropical and pastel colors, geometric lines and curves, and neon lighting.
The desire to preserve Miami Beach’s Art Deco history is reflected in the area’s hotel pipeline. There are 612 rooms under construction in the immediate Miami Beach area, representing 2.7% of existing rooms. But more than 1,000 rooms are under renovation. The combined pipeline of 1,677 rooms equals 7.4% of the existing inventory.
Preserving a historic building is often a costly endeavor, so it’s no surprise that many of the renovations underway in Miami Beach will produce high-priced luxury hotels, including several international hotel brands.
The Aman Miami Beach will occupy the former home of the Versailles Hotel, an Art Deco tower in the Faena District originally built in 1940. The luxury property will represent the Swiss brand’s fourth U.S. location when it opens in 2025. The Aman Miami Beach will include 56 suites plus 22 residences.
Another luxury European brand, Bulgari Hotels & Resorts, is set to debut stateside in 2025 with the Bulgari Hotel Miami Beach. The 100-room Bulgari Hotel Miami Beach will be the 11th property in the Bulgari Hotels & Resorts collection. The waterfront property in the Art Deco Historic District first opened in 1948 and was known as a winter getaway destination for the Old Hollywood crowd during the 50s and 60s.
Brazil-based real estate investment group JHSF purchased COMO Metropolitan Miami Beach in August 2021. Previously known as the Traymore Hotel, the 74-room property was first developed in 1939. The renovated property is expected to open this year as the Hotel Fasano Miami Beach.
The historic Shore Club was originally completed in 1939 along Miami Beach’s Collins Avenue. The property is expected to re-open in 2025 as a boutique five-star resort by Auberge Resorts Collection. The hotel will also service the Shore Club Private Collection, 49 residences that start at approximately $6 million.

The Raleigh hotel is an Art Deco building in the South Beach section of Miami Beach that opened in 1940. The hotel has been shuttered since 2017 because of damage from Hurricane Irma but it was announced in In March 2022 the hotel would be restored and operated by Rosewood Hotels. The property is expected to reopen in 2025, as the The Raleigh, Rosewood Hotel & Resorts.
