Alta California relocation helps improve Sacramento’s office market

Dozens of fresh faces are walking the hallways inside the office building at 4151 E. Commerce Way in Sacramento, California.

That's because one of the state's most well-known nonprofit organizations — Alta California Regional Center — relocated its Sacramento operation to East Commerce with a sublease signed last year. Alta California's relocation was such a noteworthy move that it earned a 2025 CoStar Impact Award for lease of the year for Sacramento, as selected by an independent panel of local industry professionals.

Alta California helps people with developmental disabilities have more productive lives. The nonprofit also handles child early intervention services for toddlers aged 3 and under. Alta California gets most of its funding from the state's developmental services department.

The four-story office building where Alta California now operates opened in 2020 in the North Natomas neighborhood. The building was made for Missouri-based healthcare provider Centene. In 2023, officials at Centene decided to shrink the company's footprint in the building and sublease to outside companies.

With Alta California now in the mix, the building still has space available for lease on the fourth floor and nearly half of the first floor. The office building has a fitness center, pharmacy, cafeteria, coffee bar and electric vehicle charging station. There's also an 18,000-square-foot childcare facility on the property.

About the deal: Real estate firm Hines owns the office building, and subletting operations are handled by Cushman & Wakefield. Alta Regional's new location has tons of natural lighting, a new training center and an open floor plan.

The organization had been working out of its former headquarters in Sacramento on Harvard Street, but officials decided it was time for an expansion. Alta California will now occupy 118,934 square feet in the building on a lease that runs into 2036. Employees moved in earlier this month, the nonprofit said in a statement.

What the judges said: "The Centene campus is widely regarded as a cornerstone development not only for the Natomas submarket but for the region overall," said Troels Adrian, executive vice president of the Greater Sacramento Economic Council. "Given the timing of delivery and the nature of the campus, it poses challenges in ability to demise, leasing structure and flexibility. Overcoming those for a six-figure square foot lease under difficult general market conditions was a significant achievement."  

They made it happen: Executive Managing Director Ron Thomas and Senior Director Chad Cook of Cushman & Wakefield, and Executive Managing Director Todd Eschelman of Newmark.
