An office building in Rogers, Arkansas, is set to complete construction next year and welcome a Fortune 500 company to the region.
Nestle's decision to sign a lease at The Visionary office building, which will be located at 3800 S. J.B. Hunt Drive, kick-started its construction. Nestle will use 35,137 square feet of the building.
The Visionary, designed by Rogers-based Core Architects, will be a five-star building with a rooftop recreation area, fitness center, dog park, pickleball court and executive suites with adjacent parking. According to the property management company, the dog park was exclusively designed for Nestle's pet food division.
As lead tenant, the company will have its name on the building exterior upon its scheduled completion in spring 2026.
Nestle's lease at The Visionary has been selected by a panel of local industry professionals as the winner of the 2025 CoStar Impact Awards lease of the year for Northwest Arkansas.
About the project: The Visionary will be a 194,463-square-foot office building spanning four stories. Hunt Ventures is the owner of the property, and Crossland is the developer.
What the judges said: "I feel like this lease is the most impactful lease of the year because it served as the catalyst that led to the construction of a phenomenal new office building that will provide much-needed Class A office and retail space in the heart of Northwest Arkansas," said Clinton Bennett, owner of Bennett Commercial Real Estate.
"While Nestle is another CPG company located in the Pinnacle Hills trade area, they plan to use cutting edge technologies and modern layout, making it an example for other companies to emulate," said Alan Cole, executive vice president of Colliers.
