Court is no longer in session at the former site of the Tennessee Supreme Court in Knoxville, Tennessee — other than the courting of new leasees at the Church + Henley apartment buildings.

Church + Henley apartments in Knoxville, Tennessee, which was redeveloped from the former Tennessee Supreme Court building, started construction in October 2019 and finished in May 2023. The development was recognized as the multifamily development of the year in Knoxville as part of the 2024 CoStar Impact Awards, which were judged by real estate professionals familiar with the market.

The eight-story, 237-unit development features two stories of parking garages, a leasing office and amenities such as a cycling center, a fitness studio, coworking spaces and conference rooms.

The development faced challenges along the way, including rising construction and labor costs and the onset of the COVID-19 pandemic after construction started. But now the building, which was vacant for 15 years, is a hub in the Knoxville area.

Bristol Development Group developed the project, and through a partnership with the city, taxes were frozen at a property valuation of $2.6 million.

About the Project: The apartments began preleasing in May 2023, and as of January were 75% occupied and 77.5% preleased.
