Former Washington Metro Headquarters Under Renovation Inks Lease With Law Firm

The partnership redeveloping the former Washington, D.C., transit agency headquarters has signed law firm Crowell & Moring as a lead tenant for the office building.

Crowell & Moring leased 198,877 square feet at 600 Fifth St. NW, according to a memo about the lease. Financial terms were not disclosed and the document did not indicate if the law firm will lease additional space in the same building, also known as the Jackson Graham building.

Stonebridge Associates and Rockefeller Group are lead developers of a $300 million renovation of 600 Fifth Ave., which includes the addition of three stories. It's estimated for completion by 2025. It had previously been the head office for the Washington Metropolitan Area Transit Authority since 1974.

Andrew Loeb, a Crowell & Moring spokesperson, declined to comment on the new lease. Stonebridge and Rockefeller did not respond to requests for comment on the Crowell & Moring lease.

Crowell & Moring currently leases 280,453 square feet at 1001 Pennsylvania Ave. NW. The law firm sued landlord TIAA-CREF in March, seeking the return of rent payments made during the pandemic. TIAA has filed to dismiss the case. TIAA did not immediately respond to a request for comment on the lawsuit.

Cushman & Wakefield has marketed the top eight floors at 1001 Pennsylvania Ave., some of which is the current office for Crowell & Moring, as available for lease starting in 2026.

The Washington Metropolitan Area Transit Authority vacated its longtime headquarters in the Jackson Graham building last year and moved to 300 Seventh St. SW.
