Ownership of a warehouse in Oklahoma City that includes Home Depot and Stanley Steemer as tenants has changed hands following a sale.

Precor Ruffin Properties sold the Airport Business Center warehouse at 3800 S. MacArthur Blvd. to two private investors for $5.9 million.

The deal was recognized as the sale of the year in Oklahoma City as part of the 2025 CoStar Impact Awards, which were judged by real estate professionals familiar with the market.

The CBRE team that represented the buyer got the property under contract within 24 hours of it going to market at a 7.7% capitalization rate. After securing the contract, CBRE was able to renew the lease of one of the lessees, locking in two long-term tenants.

About the project: The 60,400-square-foot warehouse is split between Home Depot and Stanley Steemer. Home Depot has 48,400 square feet while Stanley Steemer has 12,000.

What the judges said: Judges called the sale the "biggest growth opportunity" for Oklahoma City and said it had a wide economic impact.

They made it happen: Rick Pritchett, managing broker at Precor Ruffin Properties; Jason Hammock, first vice president at CBRE; Caitlin Mazaheri, vice president at CBRE; Joe Summers, associate at CBRE; and John Lenochan, senior vice president at CBRE.
