A South Carolina city turned a new page with the redevelopment of a former hospital site years ago. Today, it’s showing early signs of blossoming into a robust development.

Development of the BullStreet District continues to transform a 181-acre site in Columbia. On the former campus of the South Carolina State Hospital, Charlotte-based Proffitt Dixon Partners launched the construction of a new village in 2021 near the Robert Mills neighborhood. Its apartment building called Bennet at BullStreet at 2180 Pickens St. drew hundreds of residents, a sign of growing residential demand in the area.

Marketed to a luxury lifestyle, the residences hit slightly above budget for the average household income of $55,653 per year for the city, according to U.S. Census Bureau data. Housing experts recommend renters and owners spend within 30% of their income on housing, which would mean about $1,400 per month for a Columbia resident.

Bennet at BullStreet has been selected by a panel of local industry professionals as the winner of the 2025 CoStar Impact Awards for multifamily development of the year for Columbia, South Carolina.

About the project: Bennet at BullStreet includes 269 apartments spanning nearly 200,000 square feet. Construction on the property was completed in April 2024.

What the judges said: “The continued success of BullStreet is encouraging,” said Peyton Bryant, a managing partner at Trinity Partners. “This development is a huge piece of downtown Columbia's future.”

They made it happen: Proffitt Dixon Partners proposed and developed the BullStreet District. Its leadership continues to be at the forefront of the project, including Stuart Proffitt and Wyatt Dixon. The architecture team included Steve Barton of Axiom Architecture and Emilie Claeys Moseley of Vignette Interior Design.
