Newer offices are most in demand in Montreal’s downtown core

Availability rate declines fastest for newest office properties

In the Quartier Central des Affaires and surrounding downtown areas of Montreal, office tenants have been keen on moving into the newest buildings available, part of a larger trend across most major cities in North America. Montreal Offices built in 2020 or later have seen the sharpest decline in availability in the core downtown area. Conversely, offices built in 1989 or earlier continue to see the highest levels of availability since the pandemic.
