Sublet Space and Below-Average Leasing Volume Remain a Drag on Recovery

Office tenants in New Orleans have taken a largely defensive approach since the onset of the pandemic and leasing activity remains subdued. Office leasing volume has averaged 204,000 square feet over the past four quarters, below the market's pre-pandemic quarterly leasing average of about 240,000 square feet recorded between 2017 through 2019.
