Austin, Texas, flex demand wanes in 2024

Suburban growth highlights recent shift away from older flex properties

Aging flex properties in Austin, Texas, continue to experience declining demand, weighing on the overall flex market for a second consecutive year. At the same time, new flex properties in high-growth suburbs of Austin continue to attract strong tenant interest. Across the metropolitan area, the change in the number of square feet occupied for flex space declined by 256,000 square feet year to date, the lowest level since 2009.
