One of former President Donald Trump's real estate companies is asking for city approval to build thousands of residential units and commercial space at Trump National Doral, the 643-room hotel and golf resort northwest of downtown Miami.
Trump Endeavor 12, an entity the former president owns, filed plans with the city of Doral to build Doral International Towers. They call for 1,498 units spread across four residential towers with 141,694 square feet of commercial space on a 56.4-acre parcel. The 20-story towers and retail space would sit on land that mainly serves as a surface parking lot south of Trump National Doral at 4400 NW 87th Ave., while a public plaza at the intersection of Northwest 87th Avenue and Northwest 36th Street is also planned.
It would be the latest investment in Trump National Doral, the golf course, hotel, spa and country club on 800 acres that Trump purchased in 2012 for $150 million, and spent an additional $250 million renovating between 2013 and 2016.
The Trump entity wants to change the zoning around the area from multifamily residential and industrial commercial to downtown mixed-use. A first read and vote on the zoning change was scheduled for Wednesday evening.
The latest plans for the residential units are scaled back from when Trump first filed a zoning request in 2022 for what was then an expected 2,209 units and 108,000 square feet of commercial space.
The residential units are expected to be condominiums, but the application states the developer reserves the ability to modify the mix of the residential unit types to convert the mix of unit types between multifamily units, townhouse units and single-family units as long as the modification doesn't result in an overall increase of residential density.
Demand for new condos has steadily risen over the past few years in South Florida. New legislation from the state that mandates repairs and maintenance on older units has led to increased demand for new construction as buyers look to avoid the hassle, according to a report from brokerage ISG World.
