An apartment project has added modern housing in Nashville, Tennessee's historic Wedgewood-Houston neighborhood where factories have made way for a vibrant mix of restaurants, nightlife and multifamily properties.
The 310-unit Standard Assembly apartment project was built last year at 715 Merritt Ave. Its ability to blend in but bring something new to the neighborhood earned the project a CoStar Impact Award, as judged by real estate professionals familiar with the market.
The apartment's development team, which included Atlas Real Estate Partners and HY Ventures, endured several construction delays en route to turning the three-acre campus into a complex of two newly constructed buildings and one renovated structure.
About the Project: The property features 12,000 square feet of retail space and 11 live-work apartments along with a pool, fitness center, dog park, bike room and clubhouse.
What the Judges Said: "Standard Assembly's impact on the neighborhood and market as a whole was not matched in 2023. As an infill/brownfield development, the difficulties faced in the extended development period, combined with the continued attention to detail, were second to none," said Devin McClendon, CEO of NAI Nashville. Added Barry Smith, president of Eakin Partners: "The collaborative nature of the architects working together creates a property that fits seamlessly into the rich historical fabric of [the] Wedgewood/Houston community."
