The industrial property sector’s strong performance over the past year is attracting out-sized developer attention in Louisville. Demand for industrial space in the Louisville area totaled a record-breaking 7.5 million square feet over the past four quarters, or 77% above the annual average recorded over the prior three years. This pushed industrial vacancy to an all-time low of 2.8% in the second quarter of 2022. And with annual leasing volume more than double the pre-pandemic average, developers are racing to keep pace with demand.
