'Flight to new' not occurring in Canada’s rental apartment market

Unlike office sector, new multifamily buildings are experiencing much higher vacancy than older counterparts

Canada’s housing shortage problems are well known and continue to be a major policy focus for all levels of government. However, despite a surge in the development of new purpose-built apartment rentals in recent years, partially making up for nearly three decades of underinvestment in this part of the housing market, the rental apartment market continues to be plagued by a lack of affordability.
